The Six Main Causes of Conveyancing Delay
Most delays trace back to one or more of the following bottlenecks. A single blocked stage pauses the entire process.
1. Local Authority Searches
Before your solicitor can approve the contract, they must commission three searches from the relevant local authority: a Local Land Charges search, an Environmental Search, and a Drainage and Water Search. 4. Anti-Money Laundering Due Diligence
UK solicitors are legally required to perform Anti-Money Laundering (AML) checks on all clients. For overseas buyers, scrutiny is heightened under the UK’s money laundering regulations. Funds wired from Hong Kong, Taiwan, or mainland China require 3 to 6 months of bank statements from the holding account, source-of-wealth documentation (salary slips, property sale proceeds, dividend records), and full SWIFT wire transfer records tracing the international movement of funds.
