—- The solicitor fee and conveyancing admin fee include 20% VAT (the admin fee covers SDLT filing, bank transfers and identity checks). The Land Registry fee and property searches are pass-through disbursements with no VAT. Lender arrangement fees are typically 1–2% of the loan (some are a flat fee); some products waive the valuation.
- Land Registry fee follows HM Land Registry’s scale (full Scale 1 for a new-build new lease). Overseas buyers must appoint a UK agent to receive legal documents on their behalf, and incur additional source-of-funds checks.
- A mortgage also incurs interest from drawdown to the first payment, plus a small bank charge — these depend on the rate and number of days and are not included above.
- Overseas buyers also face currency-exchange costs — consult a specialist FX broker to manage the rate (we do not forecast exchange-rate movements).
- This estimate excludes survey reports, buildings insurance, service charge and ground rent (ongoing costs).
